Barnegat Light is the northernmost borough on Long Beach Island and arguably the most distinctive — anchored by Old Barney, the 172-foot lighthouse that has marked the entrance to Barnegat Inlet since 1859. Sitting at the top end of LBI, the borough has roughly 600 year-round residents and a real-estate market defined by limited inventory, large beachfront and bayfront homes and one of the strongest fishing scenes on the Eastern Seaboard.
Barnegat Lighthouse State Park occupies the northern tip of the island, drawing visitors year-round who climb the 217 steps for one of the best views in New Jersey. The park itself includes a maritime forest, jetty walks and direct access to Barnegat Inlet — a famously productive fishing ground for striped bass, fluke and tuna.
Viking Village sits at the heart of the borough — a working fishing port and art community housed in restored fishermen's shanties. Commercial fishing boats unload daily catches steps from boutique galleries, jewelry studios and one of the best on-the-water seafood restaurants on LBI. Viking Village is unique on the East Coast and a major piece of Barnegat Light's identity.
Real estate here is upscale and supply-constrained. The borough has limited lots, no high-density development and a strong preservation ethic that keeps the residential character intact. Large oceanfront homes on the Atlantic side and substantial bayfront properties with dockage on the Barnegat Bay side command premium pricing, and listings often go under contract within weeks.
Quieter than Surf City or Beach Haven, Barnegat Light feels almost residential by comparison — there is no Long Beach Boulevard strip running through the borough, no major commercial corridor and minimal seasonal retail. Many buyers are drawn here precisely because of the quiet — the fact that traffic, crowds and noise drop dramatically once you pass the entrance to the borough.

Barnegat Light's market is defined by scarcity. The borough is small, the lots are larger than southern LBI, and turnover is among the lowest on the island. Prices have appreciated steadily and consistently with very little inventory pressure to the downside.

Barnegat Light is on the northern tip of the barrier island and includes some areas with higher elevations due to the historic dune system around the lighthouse. Most properties fall within FEMA AE zones with base flood elevations of 8–10 feet, though certain parcels closer to the lighthouse sit on slightly higher ground. Flood insurance is required for any property with a federally-backed mortgage, and most newer construction is elevated well above base flood elevation.
