The northern end of the township includes Loveladies — LBI's ultra-luxury enclave of large beachfront and bayfront estates, frequently selling between $5M and $15M+. Loveladies has long been the premier address on LBI, drawing top-tier executives, established families and architects who have produced some of the most photographed shore architecture on the East Coast. North Beach sits just below Loveladies with a similar luxury character but slightly more accessible inventory.
The middle of the township includes Brant Beach, Peahala Park, Beach Haven Crest, Brighton Beach, Beach Haven Park, Haven Beach and Beach Haven Terrace — established mid-island communities with a strong rental market, family-friendly beaches and a balanced mix of original cottages and elevated new construction. Holgate also sits within an active erosion zone that has historically required beach replenishment work.
